How much does SPJ Managements charge Monthly Property Management?

We charge 10% of the monthly collected rent as our Property Management Fee. This fee includes using all our technology and services to ensure the tenant, landlord and the property are kept happy! If you have a bigger property, don't worry, our maximum property management fee is $300/month per door.

Before a tenant moves in or after the tenant moves out, we document the condition of every room in the property with a video. The comments about every items will be added to the video. This helps recover items that tenants might have damaged and will give the property owners a good idea about the ​condition of the property. We do the same video walk through before and after tenant turn overs

Should I carry Rental Property Insurance?

We mandate that all property owners carry rental insurance with a minimum liability of $500,000. This insurance is not very costly and will save when something terribly goes wrong.

How will SPJ Managements handle utilities?


Electric and Gas can be directly switched to the residents name. SPJ Managements will guide you through the process of submitting a simple form to BGE that will switch your account to a landlord account. 

Water and Sewer bills are hard to change to the tenant's name. So we suggest that you update the mailing address to our office address. When we receive the water and sewer bills, we will invoice them to the tenant the next month and pay them promptly.

Do I need a rental License?


Depends on the city and county you are in. Some cities like Baltimore and Annapolis mandate a inspection and license to operate as rentals in the area. There might be other requirements like Carbon Monoxide and Smoke Detector laws and Lead certificates. We coordinate all these items at no extra cost.

I have a preferred vendor - Can I use him to provide services? 


We are completely fine with using your preferred vendor. But the vendor needs to undergo our screening process, be qualified and licensed with a liability insurance of minimum $1 million. Please provide us their information in the appropriate forms and we will be happy accommodate this request.

How will SPJ Managements handling Maintenance and Service Requests?

We set up a pre-authorized maintenance fund of $400. ​A minor service call will be much less than $400 and you will not be bothered for such requests. You will be provided a statement with customer requests and invoices of the service request performed.


If the repair is more than $400, you will be notified and we will provide you multiple bids from our preferred vendors. You can choose to get more bids from your preferred vendors (as long as they are qualified) and a decision will be made together about which vendor to go with.

If there is an emergency and you were not available on the phone, email and other methods, SPJ Managements will use the discretion to resolve and mitigate and further damage to the property and health of tenants. 

When will I receive my payments?

The rents are due on the 1st of every month. The due date for the rent is the 5th of every month.

The payments are sent out on the 15th of every month or the next working day to the property owner. You will receive the payment depending on how you choose to receive it in 2-5 days after processing payments

When is the rent due from the tenant?

Rent is due on the 1st of every month. The state law in Maryland requires the tenants be given a grace period of 5 days. After the 5th, late fee starts to be added. If the rent is not paid by the 15th of the month, we start with evictions and legal proceedings. 

How is the rental rate determined? 

SPJ Managements will conduct an extensive market study to compare the rents in the area, condition of the property and demand to recommend the the best monthly rent to charge for your property.

What will be the notice that is provided for showings?

If the property is vacant, we consider them Go and Show - That means it will be shown anytime during day light hours. If it is occupied, the notice to show the property will be 24 Hrs.

Will Pets be allowed inside my property?

We recommend that you allow pets in the property on a case by case basis. We consider number of pets, breed, size and weight when we market properties to tenants. Given that 50% of the tenant applications has pets, we do not want to cut of this pool of possible residents

However, we have strict guidelines for size and weight, breed, number of pets etc. We also might charge a pet deposit or Fees depending on the case. 

How are potential residents screened? 

All tenants will have to undergo strict background checks, eviction history checks, employment and credit checks and their income has to be 3 times the rent. All tenants will have to personally meet us and sign documents before the lease is in effect.
