What territory does SPJ Managements Cover?

We provide property management services withing a 20 mile radius of our office. This covers most of Howard County, Anne Arundel County, Baltimore County. We service parts of Baltimore City and is working towards servicing the entire city. 

How do I submit a maintenance request?

 

All maintenance request are submitted online using our Tenant portal. You can also call our office and we will submit the request for you. You can always go back and check the status on our portal to see when the job is scheduled, completed etc. 

Who is responsible for utilities?

Typically the tenant is responsible for all utilities unless otherwise specified. ​You have to move BGE into your name before move in. Sewer and Water bills are usually sent to the owner and will be passed on to you in the next invoice. Some water bills come monthly, some are sent out quarterly - according to how we receive them.

How will SPJ Managements handle utilities?

 

Electric and Gas can be directly switched to the residents name. SPJ Managements will guide you through the process of submitting a simple form to BGE that will switch your account to a landlord account. 

Water and Sewer bills are hard to change to the tenant's name. So we suggest that you update the mailing address to our office address. When we receive the water and sewer bills, we will invoice them to the tenant the next month and pay them promptly.

When is rent due?

Rent is due on the 1st of every month. You will receive an invoice from us with any additional costs like water bills, hoa violations etc the last week of every month. Rent is considered late after the 5th of every month and late fees will be charged. 

Are pets allowed?

Pets are allowed in almost all properties with some weight and breed restrictions. There is also a restriction on the number of pets and a pet deposit and rent may be added on a case by case basis. 

How can I schedule a showing?

Showings can be set up by calling our office or online. Go to the property you like on our Available Properties list and you will be able to schedule an appointment from there. Once the schedule is made, you will be able to receive a text and email notification about the schedule. 

When can I schedule a showing?

Our properties are available to be shown from 8 am to 6 pm in the evening during sunlight hrs Monday to Friday. On saturday, we show our properties from 8 am to 2 pm. 

What are the eligibility criteria? 

The household income should be 3 times the rent. You need to have a satisfactory criminal, employment and credit history. There should be no evictions in the past 2 years. We will consider a combination of all these factors to determine the eligibility. Certain exceptions might be given if requested by the homeowner. 

Is a security deposit required and when is it due? 

Most cases require a security deposit equal to 1 month's rent and is due withing 24 hrs after signing the lease. Some cases might need a higher deposit depending on the risk profile of the tenant.

What will be the notice that is provided for showings?

If the property is vacant, we consider them Go and Show - That means it will be shown anytime during day light hours. If it is occupied, the notice to show the property will be 24 Hrs. 

Do I need renter's insurance?

Yes- ​Renter's insurance is mandatory on all our properties. This is mostly to cover any losses for the tenants if something really bad happens for a small cost. 

Can I use a Co-signer if I don't individually qualify for the Lease?

If you do not qualify individually for the lease, you may use a co-signer who is eligible under the same conditions.We might also be able to give you options with a higher deposit amount.
